115R Easements for projections

(1) If eaves, guttering, drainpipes, awnings, window sills, or other minor parts of a building within a lot (
"lot A" ) project over the boundaries of another lot (
"lot B" ) or common property, an easement exists in favour of lot A and against the part of lot B or common property over which the projection lies, permitting the projection.

(2) The easement entitles the owner of lot A to enter lot B or the common property to maintain or replace the building parts.
